We live and breathe NYC real estate.  Founded in 2009, Sugar Hill Capital Partners (“SHCP”) is an impact investment management and operations firm that invests in and repositions stressed middle-market apartment buildings in New York City.  SHCP offers multiple funds that invest in the New York City real estate market, specifically within the boroughs of Brooklyn and Manhattan.

We are locally based with offices in these areas, giving us real-world insight into the markets in which we own and operate properties.  Our vertically-integrated business involves modernizing and restoring often 100+ year old buildings, long neglected by mom-and-pop owners and passive investors.  We like to believe that we provide investors and partners with an opportunity to achieve returns by repositioning inefficient assets into sustainable properties.  Since 2009, we have delivered over 70 best-in-class turn-key properties, comprising over 2,200 apartments.  

To achieve our goals, we employ over 60 professionals who work to add value for stakeholders from entry to exit.  The firm's major divisions include investment management, property management, architectural design, and energy management.

We have three unique products. Our funds focus on select neighborhoods in Brooklyn and Manhattan, where our in-depth market expertise gives us a competitive advantage.  There, we make strategic investments in small to large, mixed-use and multi-family, middle-market properties.

VALUE-ADD

Starting in 2009, our value-add equity product has been Sugar Hill Property Funds.  These closed ended funds acquire, reposition, cash flow and profitably exit middle-market properties with individual purchase prices typically above $5MM.

REHAB

Starting in 2015, our rehab equity product has been the Crow Hill Fund.  This open-ended equity fund acquires, rehabilitates and holds tax-efficient middle-market properties with individual purchase prices typically below $5MM.

DEBT

Starting in 2016, our debt product has been Fort Amsterdam Capital Funds. These close-ended funds provide short term loans to borrowers who intend to reposition properties within our geographic region of Brooklyn and Manhattan.

We operate our buildings with our tenants in mind.  Our property management division, New Holland Residences provides operational, tenant legal, and maintenance solutions exclusively for our portfolio of properties. We acquire stressed properties with the objective to yield turn-key buildings within 18 months of taking over management.  NHR focuses on enhancing the living experience through responsive maintenance, friendly customer service, and community outreach.

We can leave our mark on society with great design.  Our sustainable architectural design division New Amsterdam Design Associates (NADA) designs contemporary spaces.  As part of our hands-on strategy, we have efficiently renovated over 500 apartments with open-plan layouts, premium finishes, efficient fixtures, and sustainability features. In addition, NADA has designed artisanal cafes, kraft bars, art galleries, and art studios for our strategic commercial partners.  We are a sustainable and design-centric company.

We know how to fuel efficiency.  Our energy management division, Fort Tryon Energy Management (FTEM) provides innovative energy and resource management solutions to our properties. These solutions lead to reductions in building water, electricity, and heating fuel consumption by as much as 20%, which enable us to reduce net operating expenditures, while minimizing our environmental footprint.  FTEM works hand-in-hand with our design division NADA to create sustainable properties.
